Square Footage? - Ahku - 10-12-2009

Hello,

I had some basic questions about purchasing a residence here:

What exactly is included for the following:

small house
medium house
large house
manor house

1) how many rooms on each level?
2) will they have a basement?
3) will they have an upstairs?
4) will they have courtyards?
5) will they have hitching posts?

I ask as Slarthy is saving up his coins for a residence for himself and his merchant business.

Small Houses are 3x3 tiles (however with all these part of that is for the entrance). The entire floorplan is on one level. Approximately 3 rooms.
Medium Houses are 3x4 with a main level and an upstairs. Approximately 2 areas on the main room and 2 bedrooms upstairs.
Large Houses are 5x5 with a main floor, upstairs, and possibly a basement. 2-3 rooms/areas on the main floor, and couple beedrooms upstairs, and an open area for the basement below.
Manors are 7x7 with a large main floor, a good sized upstairs, and a basement. Very large with libraries, a bedroom, and a couple generic rooms on the mainfloor. A cell and storage in the basement. Several bedrooms upstairs around a private fountain central area.

It's been on the wishlist to include new floorplans for many years, I've just never got around to it. As a tip - if you claim a place and decide you don't like the floorplan, you can always unclaim it and look for another place.

There are no exterior areas for these, and the only exterior object you will be able to place is a merchant sign - so unfrotuantely no hitching post by the door. But that is a good idea though...

Also,

I was wondering...are the characters limited to just one property in each city?
Could they for example have a small house in murbant, but have a large house or tavern in bezantur?

Right now it is one property per character and I do not think that will change anytime soon.

Especially as it is limit: one per character... Is there a chance we can get the ability to sell property back (hopefully at full price since, well, it's real estate which is -quite- different from other things which depreciate, usually real estate is an investment and only appreciates, but if it doesn't appreciate at least it won't depreciate), in order to upgrade? Say you have a large house but want to eventually upgrade to a manor? There should be a way to do so ... reasonably, since real estate is a massive investment...

Also, you hear alot about estates in in-game dialogues... I assume that's still on the wishlist and being worked out?

Obviously you haven't tried to sell a house in the US over the last couple years. Speaking from hard-learned -and very costly- personal experience, I can tell you houses do not always appreciate - and can absolutely depreciate.

Regardless though, there is already in-game methods to try and upgrade to a better place - contact other PCs, post a message on the mesage boards in-game advertising your place, or something similiar. Just like in real-life cases, a person does not try to sell a house back to the bank/city/state/person that they bought or acquired it from, but rather to another individual.
Or maybe start up a real estate business in Thay! I can see a slogan now - "No Agents Killed by Dissatisfied Red Wizards in almost 2 Months!"

Yes, this is still something on the wishlist. This is planned to essentially be one of the last steps in the Path to Power for individuals on the Merchant/Mercenary path or for those who rise through the ranks of the Legions and retire from the service. Becoming an estate owner would be the opportunity for the individual to truly become a 'noble' of Thay.
