I wanted to check on something.
When you have an item with +1 ac along with two other properties, thus a sum total of 3 enhancements, you can no longer upgrade the AC property. Which seems a bit odd, as you would be overwriting the previous enhancement. Is there any chance this can be remedied, or was this put in place intentionally?

I'm guessing that when it just overwrites you're AC enchatment makeing it better, if you chosoe that in the menu.
Or atleast that's what I heard.

If you place something in the forge with 3 enchantments(including light), the only option you're given is to remove one.

As Sten explained, Enchantment Forges set and overwrite the property on the item - they do not increase an already existing property. Using your example you will need to remove the AC+1 via the forge, and then you will be able to add a better AC bonus if you wish.
Your other alternative is to look for enchantment gems by completing certain special quests *looks to Eltabbar* or getting those gems as a DM reward. Enchantment gems *are* stackable and don't take any XP or gold when used - so as a result are very rare. But if you would end up getting an Enchantment Gem AC +1 and use it on the armor in question, that will upgrade the AC from +1 to +2.

did get a rare chance to work with a gem once.... but it didn't allow the armor to go over +3... think there was a enchanting post somewhere around on the forums...

You need to be careful of your combinations as some gems cancel out others.
